Answers to the questions we hear most often from applicants and residents.

How long does the application reviewing process take?

The application reviewing process typically takes 2–3 business days after a completed application submission.

Why is there an application fee?

The application fee covers the cost of the credit report, background check, and income and employment verification. The screening process is handled by Stessa, and the application fee is paid directly to Stessa. We do not receive any portion of this fee.

How much is the security deposit?

The standard security deposit is equal to one month of rent and is required within 48 hours of approval.

All deposits and the first month’s rent, or prorated rent, must be collected prior to move-in unless otherwise agreed to in writing.

What do I need before move-in?

We need all of the following before we can release keys:

  • Lease agreement signed by all parties.
  • Prorated rent, plus any applicable pet and/or HOA fees.
  • Confirmation or account numbers for all utilities.
  • A renters insurance policy emailed to support@onekcpropertygroup.com, meeting all requirements detailed in your lease.

Specific, detailed instructions are provided once you have confirmed your move-in date with the leasing department.

How do I move in?

Once we have received all of the required items above, you will get a text message from us with a link to obtain the code to the lockbox at the property. Your keys are inside the lockbox.

Will the move-in condition be documented?

Yes. We will complete a move-in walkthrough at the time of your move-in. Photos and videos will be taken and shared with you. You may note any additional items and submit them within two weeks of your move-in date.

Will the owner do any updating or extra cleaning before I move in?

Each home is professionally cleaned before move-in and rented in “as-is” condition. The property will be in the same condition as shown during your viewing. Cosmetic repairs or updates are not included. Any maintenance concerns noticed at move-in can be submitted through the maintenance portal for review.

Are there any additional monthly fees, such as a tenant benefit package, annual renewal fee, or administrative fee?

No, we do not charge any additional fees unless they are outlined in the lease.

How do I submit a maintenance request?

Submit maintenance requests through your tenant portal — the same portal you used to apply and to make payments. Verbal requests and emails are not accepted forms of maintenance request.

Any emergency ticket you enter should also be followed by a voice message left on the emergency maintenance line at (913) 608-7312.

What counts as a maintenance emergency?
If you are experiencing a fire, or smoke or sparks in your home, call 911 before contacting One KC Property Group.

The following are treated as maintenance emergencies:

  • Active flooding.
  • A broken pipe or major plumbing leak that is not contained by a tub, sink or toilet.
  • Heating system not functioning, with an inside temperature of 68°F or below.
  • Cooling system not functioning, with an inside temperature of 85°F or above.
  • A clog in the main sewer line, or an uncontained sewage or septic backup.
  • A clogged or non-functioning toilet, if it is the only toilet in the home.
  • No water in the entire home, or no hot water for more than 12 hours, when not related to a utility outage.
  • Complete power failure within the home for more than 12 hours, when not related to a utility power outage.
